Once you’ve figured out how much you can borrow for your first property, it’s time to dig deeper to find out how much you need to earn to get that home loan. Required.

Income Needed To Qualify For Mortgage

Just because you can meet the minimum payment doesn’t mean the bank will give you a home loan. There are income requirements to qualify for a mortgage, some of which are set by the Monetary Authority of Singapore (MAS). What you need to pay to get a home loan:

Anyone who wants to sign a home loan must earn at least $24,000. Keep in mind that various sources of income, such as rental income or sales commissions, depend on haircuts (see below), so you may have to pay more if you’re self-employed.

The TDSR system limits your loan amount (ie the amount you can borrow for a home loan) based on your income.

TDSR is often mistakenly referred to as a “cooling metric”, but it was not intended to be one. A common way to deal with mortgages. Tomorrow will not go away even if cold measures are taken.

TDSR limits your monthly home loan payments to 60 percent of your monthly income, apart from your other debt obligations. For example, if you earn $7,000 a month, your home loan payments—plus personal loans, car loans, student loans, or anything else—can’t exceed $4,200 a month.

It was primarily designed to reduce home debt and provide some stability in the property market.

Variable income can come from sources such as rental income, trust funds, sales commissions, stock dividends, and more. What qualifies as income – for TDSR calculations – varies depending on the borrower. However, one thing they all have in common is that they cannot be your sole source of income (for example, winning the lottery or receiving a salary from your last job).

If you have SEP status—such as a private-hire driver—your income is considered variable.

In these cases, 30% of your income is deducted for TDSR calculations. So if you earn $10,000 a month with variable income, you will only be considered to be earning $7,000 a month.

If you have regular income and variable income, the haircut only applies to the variable portion. So if you make $7,000 a month and have a rental income of $3,500, you would calculate your income as ($7,000 + $2,450) = $9,450 a month.

You can use an online mortgage calculator to get an estimate, or get your bank to give you a specific number (there may be slight differences between banks). An important thing to note about TDSR is that the interest rate is always fixed at 3.5% irrespective of the actual interest rate.

For example, say you earn $7,000 a month (TDSR limit is $4,200) and you want a $1 million loan over 30 years. The effective interest rate is 1.3 percent per year. That comes out to about $3,350 a month.

However, the bank will not charge 1.3% as interest. For TDSR calculation purposes, they will use 3.5 percent and the monthly loan payment will be $4,490. So you cannot access TDSR system.

The reason for using 3.5% as the default rate is because mortgage interest rates fluctuate. This is a “stress test” that ensures you can service the loan even if prices suddenly rise.

Things You Need To Be Pre Approved For A Mortgage

Say you earn $7,000 a month, but you have several other debts that require you to pay $1,000 a month.

Your debt obligations effectively limit your maximum home loan repayment amount. For example, if your mortgage payments total $3,500 per month, you’ll typically hit the TDSR limit of $4,200.

Your remaining balance is $4,500 per month. This will take you out of TDSR limit, so you won’t be eligible until you clear your loan.

If you have loans with different loan repayment amounts, such as credit cards, personal loans and certain lines of credit, the minimum required repayment is used to calculate the TDSR.

Can You Still Afford A Mortgage?

For example, if you have $5,000 in credit card debt and the minimum payment is three percent of the balance, the monthly payment counts as $150 for TDSR purposes.

Therefore, it is recommended not to take out large loans such as car loans 12 months before applying for a home loan.

For example, a $1 million loan at 3.5 percent interest would cost about $4,490 over 30 years, but more than $5,000 for a 25-year loan.

The longer the loan term, the lower the monthly payment and the higher the probability of meeting the TDSR.

Reducing your loan amount (for example through higher payments) will lower your TDSR. In the above example, if you pay a larger down payment and borrow $800,000 instead of $1 million, your monthly loan payment will drop to $3,600 per month over the 30-year loan term.

These types of deals are usually in every case, so don’t buy brochures or offers that explain what you can put up as collateral.

As with a SEP, a haircut is required depending on whether the property is mortgaged or not.

On average, most buyers will need an income of about $9,000 per month to afford a typical condo.

This is based on the current average condo price of around $1.5 million. We also assume a maximum loan amount of $1.125 million with a 30-year loan term. As mentioned above, interest payments apply to monthly payments ($5,050 per month).
